When you purchase property from a tax sale, you essentially become the tentative owner of property that currently has some type of tax lien against it. The original owner who is in default still has time to pay of the lien and regain their property back. In addition to having to pay off the liens, they also have to pay the interest and penalty fees that have also accrued. This means that you gain more than your initial investment. You get your money back and the interest as well. What you need to realize is that a large portion of all property owners that have defaulted on their property taxes will pay what they owe in order to retain ownership of their property.

Keep in mind that some properties are not redeemed. If you happen to purchase a property at a tax sale in which the owner does not pay off their debt, you will still have gotten a good deal. The property you now own was purchased at a much lower rate. You only paid a small percentage of its market value, usually 5% to 15%. If you do your homework and make a good investment choice, you have the potential to see up to a 20% return on your initial investment.
